OUR ESTIMATION FORMALITY
To determine the scope of the work, the drawing plans and specifications supplied by the client must be thoroughly examined. This includes the elevations, section views, and plan views.
Planswift and Bluebeam are some of the software programs we use to measure the quantities using a point-and-click method. The quantities are then imported into EXCEL spreadsheets that have been organized by MasterFormat. We use CSI codes to identify items in the drawings.
The following quantities are included in our masonry estimation spreadsheet:
- All the masonry units that are used to construct the foundation wall. Concrete masonry units are bricks and CMU blocks. Also, glass units. Brick tiles, stone, limestone, marble, terracotta, precast panels, rubble.
- Openings such as doors, windows and ventilation are included in the deductions. Doors, windows and ventilation are taken into account.
- The number of brick veneers, stone veneers, and brick veneers required.
- The different masonry units are listed in the following categories: facings, backings for facings and walls, partitions and walls, furrings on walls, fire protection.
- It depends on the site conditions, whether mortar is pre-bagged, or if it’s mixed on site, and other factors. It also depends on what type of mortar you are using, such as masonry cement, pre-blended, or portland lime mortar.
- The amount of grout needed, which is dependent on the density of concrete blocks used. Also covered are any wastes.
- Masonry reinforcement if required.
- Scaffolding is required if necessary.
- Other miscellaneous Items i.e. anchor bolts, sleeves, brackets, brick ties, etc.
- Masonry flashing and insulation. Weep holes are also available if needed.
- RSMeans is used to calculate material, equipment, and labour costs based on zip code prices.
- Estimation man-hours, labor costs, and other costs such as transportation, taxes and permits. Also, costs of restoration and cleaning, if necessary. etc.
- Included in the contingency fund are inflation, unforeseeable costs, etc.
